JUNIOR PROPERTY MANAGER

Job Summary


The ideal candidate is highly self-motivated, professional and capable of managing their workload and prioritizing tasks in a fast paced corporate environment. Candidate will be responsible for the overall management of assigned commercial properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties, and to meet the financial objectives of the ownership and management. Candidate must be willing to travel across the Southeast.
 

Job Responsibilities
 

Assisting the Senior Property Manager with the following tasks:
 

• Perform regular property inspections

 

• Communicate and resolve tenant issues/concerns in a timely and efficient
   manner

 

• Ensure that vendor services are provided in compliance with policies,

   procedures and contractual obligations

 

• Contract for and supervise vendor services, in addition to, bidding out

   services as required

 

• Coordinate tenant move-ins and move-outs, and perform walk through
   inspections

 

• Oversee landlord’s work of space for delivery to new tenants

 

• Obtain and organize for submittal all documentation necessary to issue

   payment for any Tenant Improvement Allowance
 

• Prepare lease abstracts and rent commencement letters for all new leases
 

• Maintain up to date tenant and vendor contact lists
 

• Manage collection of rent and issuance of default notices and coordinate legal
   action when necessary
 

• Prepare and deliver timely, accurate and complete monthly reports,

   explaining variances where necessary
 

• Develop and control annual budgets for operating and capital expenses
 

• Code, submit and approve property invoices for payment
 

• Prepare, submit and collect annual tenant reconciliations
 

Skills, Education and Experience


• A college degree or related coursework is preferred
 

• Accounting classes/Accounting experience preferred
 

• Residential or commercial management experience is preferred
 

• Excellent written and verbal communication skills
 

• Strong organizational and analytical skills
 

• Proficient in the Microsoft Office Suite with an emphasis on Excel
 

• Yardi Voyager experience is preferred
 

• Candidate must have or obtain, within 30 days of employment, a SC Property
   Management or Salesman license
