Greenville, NC – October 17 – WRS, Inc. revealed details for a new retail and multifamily development at the northeast corner of the intersection of Port Terminal Road and 10th Street (US Hwy 33).
 
The proposed development, Port Terminal Commons, is a multi-use center featuring an upscale apartment community, a Walmart Supercenter as well as national, regional and local retailers. The pedistrian-friendly center includes a large, natural buffer, extensive landscaping and approximately 20 acres of protected green space.
 
Nearly 50% of the 85-acre property will be pervious surfaces, which allow storm water to absorb naturally. This lessens runoff, which helps protect the local ecosystem.

The Commons will help decrease the crunch of retail traffic experienced on Greenville Blvd. Retailers along Greenville Blvd. are often at inconvenient distances from many
residences. The Commons’ location will offer local shoppers a wider range of shopping options and greater shopping convenience for the community. A smaller, easily navigable Walmart Supercenter, restaurants, hair salons, clothing stores and specialty shops will be conveniently located and easily accessed by nearby neighborhoods.
 
Port Terminal Commons follows a strategy informally known among city planners as “Smart Growth,” said WRS VP of Development Jim Price. “ It is a smaller center that is deliberately designed to provide residents with easier access to retail and to lessen congestion.”
 
WRS worked with Greenville officials to create a center that aesthetically respects the natural geographic character of the property. In addition to minimizing the impact of runoff water, proposals for The Commons detail preservation of about 20 acres of lowlands and seven additional natural areas as buffers between the development and nearby roadways and neighborhoods. The WRS proposal incorporates far more green spaces and landscaping than required by local ordinances.
 
“We intend to go the extra mile to integrate Port Terminal Commons into the community,” Price said, “in a manner that respects the environment, minimizes visual interruptions, marries convenience to community and compliments the neighborhood. You will see tasteful architectural facades and enhanced streetscapes.”
 
The primary entrance for The Commons will be on 10th Street near Lowes Hardware. WRS plans do not include direct access to The Commons from the River Hills neighborhood thereby protecting the established traffic flow and lifestyle.
 
WRS is seeking an amendment to the area plan that will allow for the proposed retail and multifamily project to move forward.
